St Vincent and the Grenadines Buying Guide

St Vincent and the Grenadines offers a chance to invest in a country that has all the traits of other more built up Caribbean countries without the price!

The Country:

This is a yachtsman’s paradise and is where the set from “Pirates of the Caribbean” is located.

One of our developers has even re-created the galleon from Pirates of the Caribbean to use as a restaurant within the Buccament Bay Beach Resort!

In a typical Caribbean setting, the nation itself consists of a group of 32 small islands called the Windward Islands. All the islands are palm fringed with white sand and tropical rain forests.

St Vincent, the largest, is a lush volcanic island just 18 miles north to south and 11 miles wide. Its capital, Kingstown is located in the south western part of the island abd has a natural deep-water harbor. The island is dominated by the 1,220 meter volcano La Soufrière that resides in the north.

The average yearly temperature is 27°C (81°F) with the coolest months being between November and February. During the rainy season (May to October) the rain is more frequent in the mountains than the coastal regions.

St Vincent is a stunningly beautiful island that has remained largely unspoilt by the ravages of tourism. Due to it being slightly off the beaten track, it has been able to remain an exclusive and relatively undiscovered jewel of the Caribbean.

The International Airport to be built at Argyle (proposed completion by 2011).

Property Values:

With attractive prices in comparison to the more renound islands of St Lucia and Barbados, studio apartments are the entry level unit of accommodation of most of the new developments on the island with one or two bedroom apartments, penthouses, cabanas or spa villa also available.

Many units are part of a complex that are hotel managed. These have high investment returns based on a share of the units “room rate” and limited occupancy for owners. They are primarily investments with a right to use a similar unit of accommodation as you have purchased for a number of days a year free of charge.

Your investment is fully managed and returns are maximized.

Investment:

St Vincent will soon have a major airport that can take international flights, the government is anxious to encourage and promote tourism and investment with tax advantages. Some of these advantages will include no inheritance or capital gains tax and low purchase taxes.

Purchase Procedure:

Mortgages are becoming common place in the Caribbean with finance available both in the UK and the US.

Generally finance is available at around 70% loan to value; however this does change to reflect market conditions, it is best to check with us as to current rates.

Summary:

St Vincent and the Grenadines offers a chance to invest in a country that has all the traits of other more built up Caribbean countries. Investors can look at the growth of islands such as St Lucia and Barbados and see abundant similarities.

The last few years have seen the emergence of a few large developments and the imminent arrival of an international airport will give the economy a massive boost.

In short, St Vincent and the Grenadines offers a fantastic opportunity to invest in an up and coming country.
